Many assets, one portfolio
A property owner rarely has a website problem. What they have is a dozen assets commissioned separately, each with its own stack and its own definitions, and no way to compare any of them.
Listed real estate and student accommodation.
What a portfolio demands
Comparable, not just connected.
Joining systems together is the easy half. The hard half is making two assets count the same thing the same way, because until they do, a portfolio view is just a longer list.
One definition per number
Occupancy means one thing in a residence and another in a retail centre, and both are defensible until somebody tries to add them up. Agreeing the definition is slower than building the dashboard and it is the only part that decides whether the dashboard is worth having.
Tenants are the customer too
Owners instinctively design for the visitor, then hand tenants a PDF and an email address. The tenant is the one paying rent, renewing the lease and generating the turnover the asset is valued on, and they notice which of the two experiences got the attention.
The estate outlives the project
Assets get bought, refurbished and repositioned on a cycle far longer than any digital build. Anything that assumes today's portfolio is next year's portfolio has to be rebuilt the first time somebody signs a deal.
How the pieces fit
Many assets. One platform. One number.
Assets on the left, commissioned apart and each carrying its own stack. A single platform in the middle. Measures on the right that could not exist before it, because until then no two assets were counting the same thing. The middle column is the only place the fan-in becomes a fan-out.
The portfolio
Every asset commissioned separately, each with its own stack and its own definitions.
- Precincts
- Residences
- Retail centres
- Campuses
One platform
The only place the fan-in becomes a fan-out. Shared identity, shared content model, one definition per number.
What it earns
Measures that cannot exist until the middle does, because until then no two assets are counting the same thing.
- Occupancy
- Tenant value
- Renewal
How we help here
What a portfolio platform draws on.
This is a platform and data problem wearing an experience problem's clothes. It leans on the systems and content halves of the studio, with the journey work sitting on top of both rather than beside them.
The work
Precincts and residences, at portfolio scale.
A 123-hectare precinct with ten districts and three thousand tenants, and two student residence platforms - one running across twelve European cities, one built to hold up through South African application season. Different assets, the same argument about what a portfolio has to agree on before it can be measured.

Growthpoint
A student housing site built for application season
Rebuilding the digital footprint for Thrive Student Living, Growthpoint's student housing brand, to hold up through application-season demand spikes - on hosting sized for the peaks and wired into the booking platform.
