Many assets, one portfolio

A property owner rarely has a website problem. What they have is a dozen assets commissioned separately, each with its own stack and its own definitions, and no way to compare any of them.

Listed real estate and student accommodation.

What a portfolio demands

Comparable, not just connected.

Joining systems together is the easy half. The hard half is making two assets count the same thing the same way, because until they do, a portfolio view is just a longer list.

01

One definition per number

Occupancy means one thing in a residence and another in a retail centre, and both are defensible until somebody tries to add them up. Agreeing the definition is slower than building the dashboard and it is the only part that decides whether the dashboard is worth having.

02

The estate outlives the project

Assets get bought, refurbished and repositioned on a cycle far longer than any digital build. Anything that assumes today's portfolio is next year's portfolio has to be rebuilt the first time somebody signs a deal, so the join has to be a contract rather than a mapping.

03

Tenants are users too

Owners instinctively build for the visitor, then hand tenants a PDF and an email address. The tenant is the one paying rent, renewing the lease and generating the turnover the asset is valued on, and they are the user group with the most system surface and the least of it designed.

How the pieces fit

Many assets. One platform. One number.

Assets on the left, commissioned apart and each carrying its own stack. A single platform in the middle. Measures on the right that could not exist before it, because until then no two assets were counting the same thing. The middle column is the only place the fan-in becomes a fan-out.

  1. The portfolio

Every asset commissioned separately, each with its own stack and its own definitions.

    • Precincts
    • Residences
    • Retail centres
    • Campuses
  2. One platform

The only place the fan-in becomes a fan-out. Shared identity, shared content model, one definition per number.

  3. What it earns

Measures that cannot exist until the middle does, because until then no two assets are counting the same thing.

    • Occupancy
    • Tenant value
    • Renewal
Four asset types on the left converging into a single platform spine, which fans back out into three portfolio measures: occupancy, tenant value and renewal.

How we help here

What a portfolio platform draws on.

This is a platform and data problem wearing an experience problem's clothes. The integration layer that gets separately-commissioned assets talking, the data engineering that makes them comparable, and the automation and support that keep it true after the project ends.

The work

Portfolio platforms, built and run.

An interconnected platform running marketing, events, workflows, tooling and tenant experience across 123 hectares and ten districts. Two years rebuilding a dozen disconnected digital properties into a single estate, in four parallel streams. And a booking platform integration serving five countries and five languages from one codebase.
